Thank you for your interest in renting the Far Niente property at Carillon Beach. Below are the details concerning rental reservations and deposits. Please review carefully before proceeding to book your reservations. For questions or concerns, please visit the contact page to email us!

To make a reservation, a 50% deposit of the total rental fee is required. This includes a 10% Florida resort tax and a non-refundable cleaning fee of $100 (guest house) and/or $200 (main house). The remaining 50% balance plus a $500 refundable security deposit is required at least 14 days prior to arrival.

If the reservation is made within 30 days of arrival, the entire amount is due when the reservation is made.

Rental money received will be placed into a non-interest bearing account.

The security deposit will be returned within 3 weeks of departure, providing there is no damage to the unit or contents therein.

Credit card, check, money order or travelers check.

The 50% prepayment is refundable if a notice of cancellation is received 30 days prior to the arrival date for weekly rentals. For monthly rentals a 60 day notice is required. The 50% prepayment is NOT refundable if notice is given less than thirty (30) or sixty (60) days in advance. Your prepayment will be forfeited for 'no shows' and no refunds or credits will be issued for early departure or late arrival.

Far Niente is designated non-smoking. Smoking inside the units is prohibited. In addition, all pets are prohibited at both rental units.

No reservations will be made for vacationing students or singles under 25 years of age unless accompanied by an adult legal guardian or parent. Restrictions may apply to the number of people that may accompany a parent or legal guardian. Chaperoned groups are prohibited. If reservations are obtained under false pretenses, the guest(s) will be asked to leave immediately. The unused rent will be refunded but the security deposit will be forfeited.

The maximum occupancy in the Far Niente Main House is 13 adults / persons. At the Far Niente Guest House the maximum occupancy is 6 adults / persons.

Check-In time is after 4 PM Central Standard Time (CST). Check-Out time is 10 AM CST. We request that all dishes be washed and all garbage removed. You will be charged for any excessive cleaning and washing. Units are stocked with paper towels, toilet tissue, soap and detergent. In the event of late arrival, arrangements can be made to accommodate your needs.

Telephones are provided in both the main and guest houses. All phones have restricted service. You must use a calling card or a credit card in order to place a long distance call. Guest assumes full responsibility for calls placed or received during guest's stay.

No refunds will be given unless a "Mandatory Evacuation Order" for the local area is issued by local authorities. The day that the authorities declare "Mandatory Evacuation", we will refund:

• Any unused portion of rent from a guest currently registered


• Any unused portion of rent from a guest who is scheduled to arrive and wants to shorten the stay to come in after the "Mandatory Evacuation" is lifted


• Any prepaid rent collected for a reservation scheduled to arrive during the "Mandatory Evacuation" period

If a guest changes his/her reservation in lieu of canceling, we will not charge any service charge provided that the reservation is changed to other dates at this property within the same calendar year as the original reservation.

You will be asked to vacate immediately, with no refund, if one of the following is discovered during your stay:

• House Parties / Excessive Noise


• More than the maximum number of guests allowed


• Campers, trailers or motor homes, if used or lived-in


• Grilling on decks or inside rental properties


• Hanging towels, etc. from balcony


• Using fireworks or firecrackers


• Rentals obtained under false pretense or misrepresentation


• Smoking inside the units is prohibited

You should plan to bring beach towels, beach chairs (patio furniture in rental properties may not be taken to the beach), extra blankets, paper towels, toilet tissue, garbage bags, dishwasher and laundry detergents, soaps, solar protection cream, video tapes/cd's, and special cooking utensils. A one time setup of complimentary toiletries and paper products will be in your rental property for your convenience upon your arrival.
